Nashville offers Tennessee's clearest urban tiny-home path thanks to Ordinance BL2025-1007, which allows Detached Accessory Dwelling Units by right in most residential zones within the Urban Services District — no overlay or alley access required.
← All of TennesseeNashville is the top city to study inside Tennessee because Metro’s expanded DADU ordinance (BL2025-1007, effective late 2025) now allows backyard tiny homes by right in most R and RS residential zones within the Urban Services District. The previous overlay and alley-access requirements have been removed, dramatically expanding eligible properties.
As of March 2026, DADUs can be up to 850 square feet on lots under 10,000 square feet, or up to 1,200 square feet on lots of 10,000 square feet or more. Height limits are 10-foot eaves for one-story and 17-foot eaves for two-story units, and the DADU must remain subordinate to the primary house. A licensed contractor must pull the permit — self-permits are not allowed for new DADU construction. Properties in historic overlay zones require a covenant recorded with the register’s office and review by the Metro Historic Zoning Commission.
THOWs remain difficult in Nashville proper — they are classified as RVs and cannot serve as full-time residences on standard residential lots. For THOW placement, look to RV parks in surrounding counties or communities like Tiny Town RV Park in Clarksville (about 50 miles northwest) and Piney River Resort near Bon Aqua (about an hour west).
Nashville’s median home price is approximately $440,000 as of early 2026, making DADUs an increasingly attractive option for affordable housing, rental income, or multigenerational living. Note that on single-family (RS) zoned lots, DADUs built under the new base-code allowance are generally prohibited from being used as short-term rentals.
