This Privacy Policy explains how tinyhomelist.com ("we," "us," or "TinyHomeList") collects, uses, stores, and shares information when you use tinyhomelist.com (the "Site"). It applies to the Site and any forms, tools, or features hosted on it.

We aim to collect only what we need to run the Site and respond to you, and to be honest about who else touches that information. If anything below is unclear, email us at info@tinyhomelist.com.

Information We Collect

Information you give us

When you fill out a form on the Site, we collect what you submit. Specifically:

  • Contact form (/contact): name, email, phone (optional), message, and — if you're requesting a quote — which builder you selected.
  • Submission form (/submit): listing details, builder details, or correction details you submit, plus your name, email, and optional phone.
  • Newsletter signup (footer): your email address.

Alongside what you type, our forms also capture limited context to route your message and measure where leads come from: the page URL you submitted from, marketing campaign parameters (UTM tags) carried in the URL when you first arrived, the referring website, and, where relevant, which on-site tool you were using (for example, the cost calculator).

Information collected automatically

Like most websites, we collect some information automatically when you visit. This includes your IP address, browser type and version, device type, pages you view, the date and time of your visit, and the page that referred you. This information is captured through standard server logs and the analytics tools described below.

Anti-bot protection

Our forms include a hidden "honeypot" field that real visitors don't see. If that field is filled in, we treat the submission as automated and discard it. No information is stored when a submission is rejected by the honeypot.

Cookies and Similar Technologies

We use a small number of cookies and similar technologies on the Site:

  • Google Analytics 4 sets cookies (typically named _ga and _ga_FMNHG7M7W6) to measure visits and engagement. These cookies typically expire after up to two years.
  • Google Tag Manager loads on the Site to manage analytics tags. Google Tag Manager itself does not set tracking cookies, but tags it loads (such as Google Analytics) may.
  • Vercel Web Analytics is cookieless by design and does not track individual users across sessions.
  • Session/local storage may be used in your browser to remember first-touch attribution (UTM parameters and the referring site) so we can associate a submission with how you originally found us. This stays in your browser and is sent only when you submit a form.

Most browsers let you block or delete cookies through their settings. Blocking cookies may break some site features but generally will not stop you from browsing pages.

How We Use Information

  • To respond to your messages and quote requests.
  • To review and process listing, builder, and correction submissions.
  • To send newsletter emails you've subscribed to.
  • To understand how the Site is used so we can improve it.
  • To detect, prevent, and respond to spam, abuse, and security issues.
  • To comply with legal obligations.

Service Providers We Share Information With

We don't sell your information. We do share it with the services we use to run the Site. Each provider has its own privacy practices, which we encourage you to read:

  • Vercel hosts the Site and processes requests, including standard server logs (IP address, request timing, response codes). See Vercel's privacy policy.
  • Supabase stores form submissions and newsletter subscriber records in our database. See Supabase's privacy policy.
  • Resend delivers notification emails to us when you submit a form. Your email and message contents pass through Resend so we can read them. See Resend's privacy policy.
  • Google (Analytics and Tag Manager) processes site usage data for analytics. See Google's privacy policy.
  • Vercel Web Analytics measures aggregate page traffic without using cookies. See Vercel's privacy policy.

If you request a quote from a specific builder through the contact form, we may share your contact details and message with that builder so they can respond. Each builder has their own privacy practices; we don't control how they handle the information once it's been routed to them.

We may also disclose information when required by law, to respond to lawful requests, to protect our rights or the safety of others, or in connection with a sale or transfer of the Site or its assets.

How Long We Keep Information

We retain form submissions and contact records in our database for as long as they're useful for the purpose collected and to meet legal, accounting, or operational obligations. As a general guideline, we keep contact and submission records for up to 24 months unless you ask us to delete them sooner. Newsletter subscribers are kept until you unsubscribe.

We Do Not Sell or "Share" Your Personal Information

We do not sell your personal information, and we do not "share" it for cross-context behavioral advertising as those terms are defined under the California Consumer Privacy Act, as amended by the California Privacy Rights Act ("CCPA/CPRA"), or under similar laws in other states. We have not done so in the preceding 12 months.

Your Privacy Rights

Depending on where you live, you may have some or all of the following rights regarding the personal information we hold about you:

  • Access — request a copy of the personal information we have about you.
  • Correction — ask us to correct inaccurate information.
  • Deletion — ask us to delete your personal information.
  • Portability — request that we provide your information in a portable format.
  • Opt out of sale or sharing — although we don't sell or share personal information, you have the right to opt out.
  • Non-discrimination — we won't deny you services, charge different prices, or provide a different level of service because you exercised these rights.

These rights are provided by the CCPA/CPRA (California) and similar laws in Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana, Iowa, Delaware, and other states. To exercise any of these rights, email us at info@tinyhomelist.com. We may need to verify your identity before responding. You may also designate an authorized agent to make a request on your behalf. If we deny your request, you can appeal by replying to our decision; the appeal goes to the same address.

Newsletter and CAN-SPAM

Every newsletter email we send includes an unsubscribe link. You can opt out at any time, and we'll remove you from the list promptly. Our mailing address — required by the federal CAN-SPAM Act — appears in the footer of every email.

Children's Privacy

The Site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact info@tinyhomelist.com and we'll delete it.

Security

We use commercially reasonable safeguards — including encrypted transport (HTTPS), restricted database access, and reputable service providers — to protect information we collect. No method of transmission or storage is perfectly secure, and we can't guarantee absolute security.

International Visitors

The Site is operated in the United States. If you access it from outside the U.S., your information will be transferred to, processed in, and stored in the United States, which may have data-protection laws different from your country.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we'll change the "Last updated" date at the top of the page. Material changes will be posted prominently on the Site. Continued use of the Site after a change means you accept the updated policy.
