These Terms of Service ("Terms") govern your use of tinyhomelist.com (the "Site"), which is operated by tinyhomelist.com ("we," "us," or "TinyHomeList"). By using the Site you agree to these Terms. If you don't agree, please don't use the Site.

1. Eligibility

You must be at least 18 years old, or the age of majority in your jurisdiction, to use the Site or submit content through it. By using the Site you represent that you meet this requirement.

2. What TinyHomeList Provides

The Site is an informational directory and resource hub for the tiny home community. It includes editorial content about zoning, costs, and the buying process; aggregated profiles of builders and communities; user-submitted listings; and tools like the cost calculator and zoning map.

We do not sell tiny homes, broker transactions, provide legal or financial advice, act as a real-estate agent, or guarantee the accuracy of any third-party information on the Site.

3. License to Use the Site

Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site for personal, non-commercial purposes. All right, title, and interest in the Site — including text, design, code, logos, and trademarks — remains ours or our licensors'.

4. Third-Party Listings and Builder Information

Builder profiles, community listings, parking options, and other directory entries on the Site are based on publicly available information or content submitted by third parties. We do not employ, endorse, certify, or verify the work of any builder or community operator listed.

We make no warranties about the accuracy, completeness, currency, fitness, safety, legality, or quality of any third-party listing. Pricing, availability, certifications, and offerings change frequently. Always verify directly with the builder or operator before signing a contract, making a deposit, or relying on their services.

Are you a builder, community operator, or business listed on the Site and want your entry updated or removed? Email info@tinyhomelist.com with the listing URL and your request. We respond within a reasonable time and will update or remove the listing in line with our editorial process.

5. User Submissions

The Site lets you submit listings, builder profiles, corrections, and other content (collectively, "Submissions") via the submission form or by emailing us.

By making a Submission you represent and warrant that:

  • You either own the content or have the rights and permissions necessary to submit it.
  • The Submission is accurate to the best of your knowledge.
  • The Submission does not infringe any third party's intellectual property, privacy, or other rights.
  • The Submission does not contain unlawful, defamatory, or harassing content.

You grant us a perpetual, irrevocable, worldwide, royalty-free, sublicensable, transferable license to use, host, store, reproduce, modify, adapt, publish, translate, distribute, and display the Submission in any media for the purpose of operating, promoting, and improving the Site. You retain ownership of your underlying content.

We review Submissions before publication and may decline, edit, or remove any Submission for any reason or no reason. We are not obligated to publish what you send us, and publication is not an endorsement.

6. Prohibited Uses

You agree not to:

  • Use the Site for any unlawful purpose or in violation of these Terms.
  • Scrape, harvest, or collect content from the Site at scale or in a way that places an unreasonable load on our systems.
  • Use automated tools (bots, crawlers, scrapers) on the Site except for well-behaved search-engine indexing.
  • Attempt to gain unauthorized access to the Site, related systems, or other users' accounts or submissions.
  • Interfere with or disrupt the Site, including by introducing malware, viruses, or excessive request volume.
  • Reverse-engineer, decompile, or attempt to extract source code from the Site, except as expressly permitted by law.
  • Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
  • Submit content that infringes intellectual property rights, defames anyone, or contains unlawful content.

7. Affiliate Links and Commercial Relationships

Material connections — such as affiliate relationships, referral fees, or paid placements — will be disclosed clearly. See our Affiliate Disclosure for the current status and how disclosures will appear if commercial relationships change in the future.

8. No Professional Advice

Content on the Site — including zoning summaries, legislative references, cost figures, parking guidance, and any other written material — is provided for general informational purposes only. It is not legal, tax, financial, real-estate, or professional advice and should not be relied on as a substitute for advice from a qualified professional licensed in your jurisdiction. 9. Third-Party Links

The Site contains links to third-party websites. Following a link takes you outside the Site, and we don't control the destination. We are not responsible for the content, policies, or practices of any third-party site. Your use of third-party sites is at your own risk.

10. "As Is" Disclaimer

THE SITE AND ITS CONTENTS ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ANY WARRANTIES ARISING OUT OF COURSE OF DEALING OR USAGE OF TRADE.

WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED OR ERROR-FREE, THAT DEFECTS WILL BE CORRECTED, OR THAT THE SITE OR ITS SERVERS ARE FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

11. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, USE, OR GOODWILL, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL CUMULATIVE LIABILITY ARISING OUT OF OR RELATED TO THESE TERMS OR THE SITE WILL NOT EXCEED THE GREATER OF (A) ONE HUNDRED U.S. DOLLARS ($100) OR (B) THE AMOUNTS YOU HAVE PAID TO US, IF ANY, IN THE 12 MONTHS PRECEDING THE CLAIM.

Some jurisdictions don't allow the exclusion or limitation of certain damages, so some of the above may not apply to you.

12. Indemnification

You agree to indemnify, defend, and hold harmless TinyHomeList, tinyhomelist.com, and its officers, directors, employees, contractors, and agents from any claim, demand, damage, loss, liability, or expense (including reasonable attorneys' fees) arising out of or related to your Submissions, your use of the Site, or your violation of these Terms or any law or third-party right.

13. Termination

We may suspend or terminate your access to the Site at any time, with or without notice, for any reason — including violation of these Terms. Sections that by their nature should survive termination (intellectual property, disclaimers, limitation of liability, indemnification, governing law) will survive.

14. Governing Law and Venue

These Terms are governed by the laws of the State of WA, without regard to its conflict-of-laws principles. Any dispute arising out of or related to these Terms or the Site must be brought in the state or federal courts located in WA, and you consent to the exclusive jurisdiction and venue of those courts.

15. Changes to These Terms

We may update these Terms from time to time. When we do, we'll change the "Last updated" date at the top of the page. Material changes will be posted prominently on the Site. Continued use of the Site after a change means you accept the updated Terms.

16. Severability and Entire Agreement

If any provision of these Terms is found unenforceable, the remaining provisions will continue in effect. These Terms, together with the Privacy Policy, Disclaimer, Affiliate Disclosure, and DMCA Policy, constitute the entire agreement between you and us regarding the Site.
