Southern New England Modular Living has built modular homes and ADUs in Connecticut and Rhode Island since 1986. Their current tiny home and ADU lineup includes three production models ranging from 587 to 765 square feet, each built off-site in a controlled factory environment and installed on-site with turnkey site work.

SNEML’s website (as of March 2026) notes their build schedule is filling up rapidly, and they require a $250 on-site consultation deposit (credited toward the purchase price) before starting a project. Per their Connecticut ADU law overview, the company tracks changes under Public Act 21-29 (General Statutes § 8-2o) and advises clients on whether their municipality completed the pre-2023 opt-out process.
